Job Title: Minor Works Surveyor

Salary Range: £44,773 - £54,254 Per Annum

Two Permanent Roles- Full time

Location: Reed House, Frogmore Depot

Two exciting opportunities have arisen to join a close-knit team of minor works surveyors working on the council’s retrofit program and long-term maintenance of isolated or acquired properties - typically single houses in blocks of terraced homes. The team is part of the council's major works section and fosters a culture of professionalism and strong engagement with residents across all council tenures. They are dedicated to maintaining these properties to the highest standards, with a particular focus on the safety and well-being of residents. In return, the team offers flexible working hours within a 36-hour week, with two to three mandatory office-based days.

Objective of role 

The Minor Works Team is tasked with undertaking retrofit works and cyclic maintenance to the council’s 2,000 mostly Victorian period acquired houses. These are houses that the council has purchased and has a statutory duty to maintain.

  • Undertake dilapidation and condition surveys in properties in occupation.
  • Propose retrofit measures with associated works to ensure properties meet an acceptable EPC rating.
  • Objectively assess proposed works, compile specifications for tendering, manage expenditure, administer the contract, and consult with residents.

Candidates will be expected to have sound technical skills commensurate with an experienced building professional. They must be able to work confidently, ensuring the properties are maintained to a high standard and meet the necessary legislative requirements.

We have two permanent positions available, working a 36-hour week. Candidates will be required to attend the office as directed by the Minor Works Manager, though the role suits flexible working for those with the experience to work autonomously.

The successful applicant will join an established team with an exceptional record of maintaining and improving the Council’s housing stock, while consistently achieving a high level of resident satisfaction. This position plays a critical role in the continuing success of the Housing & Regeneration Department in achieving its ambition to be carbon neutral by 2030.

About the role 

The role of the Minor Works Surveyor involves overseeing a wide range of retrofit and external refurbishment projects for acquired properties, from inception through to completion. These projects include period houses, post-war properties, and the associated defects found in these various construction types. 

You will possess a strong knowledge of building defects and diagnosis, particularly for properties requiring retrofit works, external repairs, redecorations, roof covering renewals, and window replacements, alongside a solid understanding of general building defects.

You will also have experience managing external contractors and consultants and be adept at running projects up to £100,000. This includes issuing variations and instructions, as well as closely managing both expenditure and the quality of the work.

Essential Qualifications, Skills and Experience

  1. Previous experience of managing small multi-disciplinary minor works projects, either as the contract administrator or managing external consultants and contractors.
  2. Experience in preparing detailed technical briefs, appraisals and technical reports, specifications and managing contracts from inception to completion.
  3. Must have the ability to manage workload with minimum supervision and work to strict deadlines.
  4. Must have the ability to maintain financial control on all projects.

A working knowledge and awareness of CDM, BRPD, and current legislation on projects; including planning, building regulation legislation, and leasehold management practices on social housing projects.
